Scenario Notes : Here’s the scenario…
a. It is definitely a condo.
b. Value is there, paid cash, $678K, July 2008.
c. Would prefer a HELOC, but open to all legitimate proposals & no PP.
d. Interested in 40%-50% LTV – 1st mortgage of $275K-$325K.
Borrower is very strong, I have worked with the individual many times over last 20 years.
The “story” is that this guy decided at about 50 yrs of age to stop working and go back to grad school for about his 3rd or 4th degree.
He owns a home in Montreal, is a US citizen and the NY condo is his 2nd home which is his “at school residence” and he occupies it full time as a full time student.
He purchased the condo solely for this purpose. The “use of funds” are for his living and educational expenses for the next 2 years at which time he expects to reenter the workplace full time, possibly sooner.
He is also a CPA and financial consultant which was his last full time career.
The exit strategy - after completion of this latest educational and career accomplishment is to sell the unit and retire the debt.
The primary reason for the minimum 3 year / preferred 5 year loan term is merely prudent financial planning in today’s market.
