Scenario Notes : This would be a short term bridge loan (1-2 months) The borrower needs financing for acquisition, and want to turn around and refinance into a permanent loan.
The borrower was approved for conventional financing at 80% conventional loan, but there were some minor repairs (total cost of $5,300.00 and 1 week completion time) that needed to be done. The loan was a Freddie Mac written conventional loan and Freddie Mac does not allow for escrow hold-backs therefore require repairs to be made and appraiser signed off prior to closing.
The seller (EMC/Chase) won't allow for repairs prior to close, and would rather sell to the next cash buyer. My buyer needs to use a hard money/bridge loan to acquire the property, spend a week on the repairs, and complete the pending loan.
2 direct lenders have approved the pending loan and appraisal subject to repairs.
Strengths:
1. A Paper Borrowers, 709 FICO, 28% DTI, Outstanding cash reserves (exhibits ability to purchase property outright in cash but prefers to stay liquid)
2. Highly sought after property that received over 30 offers the first 2 days on the market, and hit escrow on the 3rd day. Buyer has received multiple purchase offers from other would-be buyers.
3. Buyer has already signed a lease agreement with a tenant. Tenant is putting up $40K option money for a purchase option.
Weakness: We have been left with little time to close. Buyer has until 8/27 to close. EMC has the sole discretion to approve extensions. They have a $20K deposit up for grabs after 8/27.
